Here’s hoping you are doing well and that you enjoy this month’s email newsletter. Be sure to let us know if we can be of any assistance to you.

As a means of exposing you to different areas of Hilton Head Island / Bluffton, we present this interesting and entertaining section of our email newsletter. Below, you will see photographs taken of a very specific location in our area...and all you have to do is guess where it is! Well, actually, we tell you at THE VERY BOTTOM OF THE NEWSLETTER, so don't get too frustrated if you can't figure it out. Have fun with it...and good guessing!)

Strong Sellers Market
In just about every segment of our marketplace, we are experiencing low inventory and high demand. In particular, vacation & second homes are among the most sought-after properties, resulting in significant price increases just within the first quarter of 2005. Many properties are experiencing multiple/competing bids, with sales prices reaching over list prices in many cases. While this all sounds like a great market to be an agent in, understand that it can also be very hectic, fast-paced and nerve-racking at the same time.

1031 Tax-Deferred Exchange
We are seeing more and more property sellers and buyers take advantage of the
IRS Code 1031, allowing them to defer taxation on capital gains through a repurchase of equal or greater valued investment property. This is a great way to stair-step from property to property in this active market, and we welcome the opportunity to provide you with additional information on how to put it to use yourself.

Real Estate Question of the Month
We are proud to offer another new feature to our monthly email newsletter, where readers are invited to email us questions about our real estate market. Please email your question to Chip@MayerCollinsTeam.com and we will plan to feature some of the most helpful submissions in future email newsletters. Thanks.

Across the Country
In order to help put our local market into perspective, we have provided some nationwide real estate news that we hope you will find interesting. Just click on the USA map to the right to access this section of our newsletter...and be sure to let us know if you have any questions or comments.
Heritage Team Hospitality House
We are finalizing details for a hospitality house along the Harbourtown Golf Links during this year’s MCI Heritage of Golf tournament for those of you who will be around. We will be sending out a specific E-blast with more details. More info to follow.

Dash Pads
We have had a great response to the handy dash-pads that we have given out, and we have a good supply left for anyone who is interested. We did have one user indicate that placing his sunglasses lenses-down for a few hours ended up damaging the anti-reflective coating on the lenses. Accordingly, we do not recommend placing glasses lenses-down on the pad, hoping that placing them arms-down should be sufficient to keep them from sliding around on your dashboard.

Happy Birthday!
Please join us in helping to celebrate Heather Andricain’s 30th birthday on April 19th. Way to go, Heather! Plus, Ann Eden is celebrating her birthday on April 26th. Happy Birthday Ann!

Greater-Bluffton Division
Our Team is excited to have developed a division to focus primarily on the expanding Bluffton real estate market. Taking advantage of the Team environment and systems, our goal is to establish an additional office space in the Bluffton area before the end of the year.

Sea Pines Company Sale Approved
A sufficient number of stockholders in the Sea Pines Company voted to approve the sale of the resort company to William Goodwin last month, after a long-drawn-out process with the FTA. Expectations of what Goodwin has planned for the resort and its infrastructure are fueling the already-strong real estate market in Sea Pines. More news to follow into the future.

Come Away Home

Feature Movie World Premiere. Local Harbourtown entertainer Gregg Russell is starring in a feature film which is scheduled to have its World Premiere on Wednesday, April 13th on Hilton Head Island. This charming story about a young girl and her evolving relationship with her grandfather was shot almost entirely on Hilton Head Island. Keep an eye out for it at your local theaters.

Sea Pines Traffic Circle
As you make your way up to the Sea Pines traffic circle, you will be delighted to see a vast improvement to its overall appearance, including the installation of a brick-apron, curbs & gutters, and significant landscaping. This well-known and heavily-used landmark looks great, and, with its major overhaul just over a year-ago, runs more smoothly than ever.

Trivia
Did you know that…The first bridge connecting HHI to the mainland was built in 1956 (it was a swing-bridge). There were over 2.25 Million visitors to Hilton Head Island in 2004. The South Carolina state flag features a palmetto tree and what most people interpret as a crescent-moon; however, the moon-like image is actually the English sign for 2nd-son that was featured on confederate uniforms in the civil war. Gullah language is a fast-paced mix of French, English and African languages. That’s all for now.
