Great time to buy: Things are a good bit more quiet now than they were in the Spring, with inventory continuing to climb and buyers keeping an eye on rising interest rates, potential tax changes, and elevated insurance costs. If you have considered buying, now might be a great time to consider properties that have been on the market for an extended period of time, representing outstanding values. Let us know your goals – we can help make them a reality!

This Month's Tip

Clean Plumbing: 1) Clean pop-up sink drains and strainers, and pour a pot of boiling water down drains every month to prevent clogging; 2) Flush the garbage disposal with one pot of hot water and a half cup of baking soda each month; and, 3) Periodically check your water heater for signs of rust and leakage. Don’t mistake condensation for leaks. If your heater is leaking, it must be replaced. Also, check for discharged water from the relief drain valve – if water is present, have a plumber check it immediately.

From Houses to Horses
We are excited to announce that founding-partner Mark Mayer has expanded his entrepreneurial ventures beyond the walls of real estate into his life-long passion of horses. Feeding this passion over the past several years, Mark has been a dedicated volunteer for Heroes on Horseback, a local organization providing therapeutic horseback riding for disabled and handicapped individuals. Building on that premise, Mark has recently structured an arrangement to assume the operations of Lawton Stables in popular Sea Pines Plantation. With just a few months under his belt, Mark has already enhanced the appearance and organization of the

grounds/operation, and he is busy establishing exciting plans for new programs & offerings through the commercial business.

Mark remains an active, licensed member/agent of Collins Group Realty, and we are proud to have been able to establish a solid platform that has allowed him to explore additional vocations and interests beyond his outstanding and very successful 17-year career in real estate sales.

Jenkins Island?
Jenkins Island is actually the first piece of land that you drive on when you come over the last section of the bridge to Hilton Head Island. The Town of Hilton Head bought an 86-acre parcel of land on the North side of 278 on Jenkins Island back in 1993 and has put off its development planning for the site as it has focused on more centrally-located capital improvement projects. However, the Town is now revisiting the site and kicking around plans that may include public water access, a recreation area, a memorial garden jogging trails, etc.. This could be an exciting development to add desirable recreational facilities for the Island, and we will keep you posted as we hear more about it.

Town Buys Skull Creek Property
Hilton Head Island Town Council announced on Nov. 1 it has purchased 2.43 acres -- three parcels -- for $2.3 million from the Trust for Public Land. The property is the former Skull Creek Shrimp Cooperative off Squire Pope Road. It's also the former location of Hilton Head Seafood Company.

Two New Tennis Courts Slated for Chaplin
Hilton Head Island Town Council also voted to advance $75,000 to local non-profit Public Tennis Inc., to help construct two new tennis courts at Chaplin. Public Tennis Inc., will pay back the money at $7,500 a year for the next 10 years.

Town Announces Public Meetings About Coligny Rezoning
Two opportunities are available for the public to provide input about the Town of Hilton Head Island's proposed rezoning of various properties in the Coligny area. The meetings are: Land Management Ordinance sub-committee, Nov. 11, 1 p.m., and Planning Commission public hearing, Nov. 16, at 3 p.m. Both meetings will be at Town Hall. For more information, call the town Planning Department at 341-4681.
